Mother's Trust Estate 50/50 - Sister wanted home - buyout

Brother & Sister on the same Deed of Home from Mother's Trust Estate

Simple Question:
How do you take the brother's name off of the Home Deed so that the Sister can have sole ownership?

Why can't you just take your name off without going through lawyers?

I can not believe why it is so hard. What is the best method?
