Commercial Property Depreciation

Would there be any reason to depreciate a commercial building over 31.5 years if the property was purchased in 2008 or 2012? I have a new client who owns commercial buildings and the previous accountant depreciated the buildings over 31.5 years and I can not find any IRS regulations that allow for this depreciation for property put into service after May 13, 1993.

MACRS HAD a 31.5 year life for non residential real estate if placed into service before May 13.1993 - thereafter the MACRS life was 39 years. So maybe that was (somehow)the source used by the former accountant.

just find it odd that CPA's would not be aware of current depreciation rules and would be using old outdated depreciation schedules
