Canada Sales of Principal Residence

Tax Year: 2016 - Couple bought house and lived there together for 6 years; wife moved to another province for work and purchased another house; husband stayed back to sell house. House did not sell, they spent a fair sum of money to fix it up to sell. In the meantime, husband and wife separated and finally the house was sold in 2016. The wife had been living in another province for the past 5 years, had been separated for the past year and a half (year 2016). Separation/Divorce is still being negotiated, however, wife only got half of the net profit on the sale of house.
Can wife still claim this property as principal residence (for disposition purposes)?
Are there any capital gains to begin with because it was principal residence or does the principal residence end when she moved to another province and wife uses assessment of property as value from the time she left?
Can wife write off half expenses for sales of property and claim half of the net profit for capital gains purposes?
