Self-Directed IRA Option purchase/sale Question

IRA Wondering

Don't know if anyone's familiar, but if you are, here goes:

If my self-directed IRA purchases an option on a property,
and it sells that option to someone else (not a disqualified
individual) who subsequently exercises the option and
purchases the property, can I PERSONALLY later invest in
THAT PERSON'S PROJECT to upgrade/sell that property? What
about lending them money to do the upgrade?
