Sale of Property - VAT question

Hi,

I was wondering if someone could help me with the questions below?

A client owns a small office building which it bought 9 years ago.
The client is now considering selling the building to a registered dentist.
How can he structure the sale in a VAT efficient manner?
would be beneficial to put the property into an off the shelf company and then sell the company to the dentist?
